Balwin Properties is drawing attention to the infrastructure work happening around its four Pretoria East developments, as new roads, reservoirs and two shopping centres move closer to completion. The company is pointing buyers to the practical side of estate living this October: how residents get in and out, where their water comes from and how far they will walk for groceries. For anyone comparing apartments in Pretoria East, these details shape daily life as much as the apartment itself.
Balwin currently lists four estates in the area: Greencreek and Greenkloof in its Green Collection, and The Blyde and Mooikloof Eco-Estate in its Classic Collection. Prices start at R625 900 at Greencreek, R649 900 at Greenkloof, R819 900 at Mooikloof Eco-Estate and R846 900 at The Blyde. The estates sit in two clusters, one around The Blyde near the N4 and Mamelodi, and the other in Mooikloof Smart City along Garsfontein and Atterbury roads.
The Blyde cluster: N4 access and Hazeldean Road
Balwin Infrastructure lists several projects linked to The Blyde development, which includes both The Blyde and Greencreek. The N4 off ramp and Bronkhorstspruit Road upgrades are intended to improve access to the area. Hazeldean Road, a major route through the development, connects Mamelodi to Silverlakes and gives residents access to surrounding residential and commercial areas. The La Montagne Reservoir provides water storage and management for The Blyde community.
Retail is the next step for this cluster. Kings Walk is a 32 000m² retail development on the corner of Solomon Mahlangu Drive (M10) and Bronkhorstspruit Road (R104), designed as a gateway into Mamelodi and a link between Eastern Tshwane and surrounding business nodes. It is set to open in April 2027 with 1 200 on-grade parking bays. Balwin lists Kings Walk as 600m from The Blyde, within walking distance, and Curro Academy as 300m away.
Mooikloof Smart City: Garsfontein, Zwavelpoort and Grootfontein
The second cluster is Mooikloof Smart City, which Balwin describes as an integrated urban development in the east of Tshwane, backed by the company in partnership with government and private stakeholders. Greenkloof and Mooikloof Eco-Estate both sit within it.
Road work here includes the Garsfontein Road upgrades, carried out in partnership with the City of Tshwane and the Gauteng Department of Roads and Transport. Traffic lights and street lights are now working on the stretch of Garsfontein Road from the new Zwavelpoort connection past Mooikloof Padel. The Zwavelpoort Road (K147) link between Garsfontein and Atterbury Road is described by the company as a key milestone for connectivity and traffic flow in the Mooikloof area. The Grootfontein Reservoir provides water storage and management for the development.
The Green Gate Shopping Centre in Mooikloof Smart City is planned to open in April 2027, subject to change. It is set to include an anchor supermarket, convenience and speciality stores, family restaurants and cafés, banking and daily services, and secure parking with EV charging bays. A future ADVTECH school, a medical facility with a pharmacy and emergency services, a retirement offering and the Mooikloof Training Centre for skills development also form part of the smart city plan.
What residents can use today
Infrastructure under construction is only part of the story. Some facilities are already in use. The Balwin Sport Centre in Mooikloof Smart City has a fully equipped indoor gym, multipurpose courts for basketball, netball and five-a-side soccer, and multiple indoor padel courts, with outdoor running and cycling tracks integrated into the greenbelt. Greenkloof Park adds two soccer fields, a swimming pool, a dog park and a children’s play area, and the estate gatehouse provides 24-hour access control.
At The Blyde, the Lifestyle Centre is built around a crystal-clear sustainable lagoon for water sports, which Balwin describes as a South African first. It also offers a Training Science Gym, cinema room, squash facilities, a swimming pool with a separate kiddies’ pool, the Vista Restaurant and a Busamed Life Hub. Greencreek has its own Barn Lifestyle Centre with an indoor gym, restaurant, pool, sports field and office workspace.
Prices and current incentives
Each of the four Pretoria East apartments estates is running savings on its price list this month. Greencreek lists savings of up to R96 000 on move-in ready apartments. Greenkloof lists savings of up to R130 000. Mooikloof Eco-Estate lists savings of up to R140 000, with one-bedroom units from R819 900, two-bedroom units from R1 299 900 and three-bedroom units from R1 919 900. The Blyde lists savings of up to R265 000, with one-bedroom units from R846 900, two-bedroom units from R1 367 900 and three-bedroom units from R1 938 900.
Across all four estates, Balwin lists no attorney fees and no transfer costs, and short-term letting is not permitted. Apartments are built to the IFC’s EDGE standard, which South African banks use to qualify buyers for green mortgage offerings. At The Blyde, every apartment block is solar supplemented, and units come with prepaid electricity and water meters.
Why infrastructure belongs in the buying decision
New estates on the edge of a city often raise the same questions: will the roads cope, is the water supply reliable and how long until the shops arrive? In Pretoria East, Balwin has taken on part of that work directly through its infrastructure projects, from reservoirs to road links and traffic lights. For buyers weighing up property for sale Pretoria East, that context helps explain how the area is likely to function once the current phases are occupied.
It also gives a realistic timeline. Both Kings Walk and Green Gate are scheduled for April 2027, which means a buyer taking occupation in late 2026 or early 2027 can expect a major shopping centre close by within months of moving in. Estimated occupation dates on current units at The Blyde, Greenkloof and Mooikloof Eco-Estate range from October 2026 into 2027, and these are shown per unit on each estate’s price list.
Spring is a good time to see the area in person. All four estates list show times on Wednesdays, Saturdays, Sundays and public holidays from 2pm to 6pm, and a drive along the upgraded Garsfontein Road or Hazeldean Road gives a clear sense of how each cluster connects to the rest of Tshwane.
