Mpumalanga Premier Mandla Ndlovu officially launched the Destiny Exclusive Hotel and Convention Centre, Steve Tshwete, Middelburg, in Mpumalanga, introducing a new landmark in luxury hospitality, business tourism and leisure in the province.
Operated under the Destiny hospitality brand, the state-of-the-art development establishes a new standard for premium accommodation and destination experiences in Middelburg, a major milestone in the economic diversification and infrastructure trajectory of the regional mining node of Middelburg. Designed to combine refined hospitality, modern conferencing facilities and leisure amenities, the hotel is positioned to become one of Mpumalanga’s leading destinations for business, tourism, entertainment and special events.
The hotel features 150 rooms, a 1000-seater capacity international conference centre to host conferences, exhibitions, corporate functions and major events, as well as a fine-dining restaurant, spa and gym. Together, these facilities provide guests and event organisers with an integrated hospitality experience in one exceptional destination.
The immovable property is owned by the R33 billion Municipal Employees Pension Fund (MEPF) through an 80/20 joint venture with developer Akani Properties. The Precinct represents a long-term institutional investment designed to strengthen the region’s hospitality and business tourism infrastructure while creating sustainable value for pension fund members.
Initiated in January 2022 following extensive due diligence and feasibility assessments, the investment directly addresses a long-standing deficit in premium business accommodation and MICE (Meetings, Incentives, Conferences, and Exhibitions) infrastructure across the Nkangala District.
Peter Modike, Chairperson of the MEPF said, “The project is structured with capital preservation, stable returns, and long-term income generation as its primary objectives. The Destiny Exclusive Hotel is expected to generate predictable cash flows over time, contributing to the Fund’s ability to meet pension payments and benefit commitments. The development is backed by its income-generating capacity anchored by a credible hotel operator and diversified revenue streams including accommodation, conferencing, food and beverages, and events. This reduces volatility and enhances resilience across economic cycles.”
“Deploying capital into high-conviction infrastructure nodes aligns directly with our fiduciary duty to optimise inflation-hedged yields for our members,” added Zamani Letjane, Chaiman of property developers Akani Properties. “This asset expands the Fund’s property footprint into key regional economic centres while maintaining strict alignment with our regulatory framework, prudent risk management, and long-term benefit obligations.”
The MEPF holds an 80% stake in the development, with Akani Properties owning the remaining 20%. The hotel complements the Fund’s existing property portfolio, which includes flagship assets such as the Destiny Exclusive Hotel and ICC, OR Tambo in Kempton Park, Winifred Mandela Precinct shopping centre in northern Johannesburg, Parkview Shopping Centre in Pretoria East, Autumn Leaf Mall in Zeerust, Northwest and other strategic properties.
Both Akani and MEPF remain focused on investing in regional hospitality and property developments where strong economic fundamentals and sustainable demand drivers exist.
