Investors Target Joburg’s Short-Term Rental Sweet Spot

Craft Homes has reported that Iconic Melrose, its mixed-use residential development at 50 Jameson Avenue in Melrose, received offers on 70% of the  apartments in phase 1 within the first week of launch, pointing to a shift in how investors are deploying capital in Johannesburg’s urban apartment market.

The majority of buyers were investors, most purchasing with short-term rental platforms such as Airbnb in mind. The development’s location, within minutes of the Gautrain, and centrally positioned between Sandton, Rosebank and the Illovo business corridor, is the primary draw. For investors targeting business travellers and corporate short-stay tenants, proximity to the Gautrain represents a reliable demand anchor, reducing vacancy risk in a way that more peripheral developments cannot replicate.

Lubbe Kruger, Development Manager at Craft Homes, says: “The response reflects what sophisticated investors already know about this corridor. Melrose and the surrounding nodes are where South Africa’s business traveller market, expatriate community and the senior corporate sector actually want to be. We are quoting blended gross yields of 11.1%, with selected units reaching up to 12.1%.”

 

 

 

Iconic Melrose is positioned in a supply-constrained node where new residential stock rarely enters the market. The development offers studios from 33m², two-bedroom apartments up to 95m², and three-bedroom units up to 153m², with prices starting at R1.259 million. The launch result arrives against a backdrop of improved home-loan affordability following successive interest rate cuts, and growing investor confidence that established urban nodes offer more durable returns than greenfield developments.
