Balwin Cape Town Apartments Compared: Kuils River, Sandown and Richwood

Balwin Properties is helping Western Cape buyers compare its Cape Town estates by neighbourhood rather than by price list alone. The developer currently has three Classic Collection estates selling in different parts of the city: De Kuile in Kuils River, Suikerbos in Sandown and De Buurt in Richwood. Each sits in a suburb with its own character, schools and weekend options, and this October Balwin is setting out what each one offers so that buyers can match an estate to the way they live.

Spring in the Cape brings longer evenings, the first beach days and a busier property market. For buyers looking at apartments in Cape Town, the choice between the northern suburbs, the West Coast and the eastern edge of the city is often the first decision, before unit size or floor level.

De Kuile, Kuils River: winelands on the doorstep

De Kuile is a lifestyle estate in Kuils River, on the eastern side of Cape Town. One-bedroom apartments are listed from R1 234 900, two-bedroom apartments from R1 719 900 and three-bedroom apartments from R2 359 900. Balwin describes the estate as suited to family living, with landscaped surrounds and a Lifestyle Centre.

Balwin lists a Lifestyle Centre at De Kuile with a concierge, laundromat, Training Science Gym, Classic Café, soccer field, business lounge, swimming pool and dog park, with a children’s play area coming soon. Apartments come with an electric oven, hob with extractor, refrigerator, washing machine and, in two- and three-bedroom units, a dishwasher. They are fibre and DStv ready.

The setting is the main draw. Zevenwacht Mall is 1.3km away and Haasendal Gables Shopping Centre is 5.6km away. Schools nearby include Academy Private School at 3.7km and De Kuilen Primary School at 4.3km. Polkadraai Strawberry Farm is 5.2km away, Zevenwacht Wine Estate and Jordan Wine Farm are both 16km away and Kuilsriver Golf Club is 7.6km away. Netcare Kuilsriver Hospital is 5.7km from the estate. Estimated occupation dates on the current price list are August and October 2027.

Suikerbos, Sandown: close to the West Coast beaches

Suikerbos is in Sandown, on Cape Town’s West Coast side, and offers one-, two- and three-bedroom apartments. One-bedroom units are listed from R1 229 900, two-bedroom units from R1 849 900 and three-bedroom units from R2 209 900. Apartments include eco-friendly appliances, prepaid electricity and water meters, fibre, covered parking and are pet friendly. Security is provided 24 hours a day with a boomed entrance using QR and facial scanners.

The Lifestyle Centre has Wi-Fi, a concierge, a functions room, a laundromat and a Training Science Gym. Outside the estate, Big Bay Beach is 7.1km away, Bloubergstrand Beach 8km and the Blaauwberg Nature Reserve 7.2km. Parkrun Big Bay is 6.5km away for runners. Kensio House is 450m from the estate and Generation Sandown Institute is 1km away. Table Bay Mall is 4.3km away and Sandown Retail Crossing 3.2km. Netcare Blaauwberg Private Hospital, open 24 hours, is 3.7km away. Estimated occupation dates on current units run from February 2027 to October 2027.

De Buurt, Richwood: northern suburbs connectivity

De Buurt is in Richwood in Cape Town’s northern suburbs, and Balwin has released a new phase for sale. One-bedroom apartments are listed from R1 479 900 and three-bedroom apartments from R2 539 900. The developer describes views of Table Mountain and a natural Cape indigenous garden. Apartments are Wi-Fi ready with eco-friendly appliances, including an electric oven, hob with extractor, refrigerator, washer dryer combo and dishwasher.

A sports centre is coming soon at De Buurt. Nearby, Durbanville Hills Wine Estate is 2.4km away and Klein Roosboom Boutique Winery 2.7km. Curro Burgundy is 3km away, Curro Castle Sandown 3.5km and Zenith Montessori 3.6km. Checkers Burgundy Estate is 3.1km away, Burgundy Square Centre 3.3km and Canal Walk 10.5km. Mediclinic Panorama Hospital is 6.3km away. Estimated occupation dates for the new phase run from July 2027 to February 2028.

Elsewhere in Cape Town, the De Aan-Zicht Lifestyle Centre is selling its last Signature Collection apartment. The 22 Signature apartments there have views of Table Mountain, Lions Head, Robben Island and the Atlantic Ocean, and are listed from R2 749 900. The original De Aan-Zicht Classic estate is sold out.

How the three estates compare

The entry prices for one-bedroom Cape Town apartments at the three estates sit within R250 000 of each other, from R1 229 900 at Suikerbos to R1 479 900 at De Buurt. The bigger differences are lifestyle and location. De Kuile suits buyers who want a family estate near the winelands and established schools on the eastern side of the city. Suikerbos suits buyers who want quick access to the West Coast beaches and Table Bay Mall. De Buurt suits buyers who work in the northern suburbs and want to be close to Durbanville’s wine farms.

Some terms are the same everywhere. All three estates list no attorney fees and no transfer costs, and short-term letting is not permitted. Apartments are built to the IFC’s EDGE green building standard, which South African banks use for their green mortgage offerings. Balwin’s bond calculator shows the green bond saving alongside the normal monthly instalment, so buyers can see the effect before applying.

Seeing the suburbs in person

Choosing property for sale in Cape Town often comes down to the daily commute, the school run and how you spend your weekends. The three estates are far enough apart that a single afternoon visit to each makes those differences obvious. De Kuile, Suikerbos and De Buurt all list show times on Wednesdays, Saturdays, Sundays and public holidays from 2pm to 6pm, and each estate has a dedicated sales consultant listed on its page.

Spring weekends are a good time to do that drive, from Kuils River to Sandown and back through Richwood, and see which neighbourhood feels most like home.
